11th Street Lofts (Downtown)

Although VegasTodayAndTomorrow generally focuses on larger developments, this one is noteworthy.  Houston architect Larry S. Davis, nicknamed "The Tin Man", has a unique signature design: loft townhouses clad in brightly colored corrugated steel. The corrugated steel exteriors won't retain heat, fade, or crack. This is a concept which has been well received in Houston, Atlanta and Dallas.  

The two low-rise developments will both be Downtown. (11th Street Lofts is five blocks from Streamline Tower on 11th Street, just a 1/2 block off Fremont Street, with 30 units, and the other (Fremont Street Lofts) seven blocks further east in a now undesirable area, with 71 units.  

Davis is building these lofts for the middle class, for the folks who want urban living at half the price of the new high-rise alternatives. Both are perfectly situated for professionals and empty nesters who work in the downtown area and are seeking a more urban lifestyle. The three-story 2,000-sq. ft. lofts are expected to go for around $265,000. Groundbreaking was  8/18/05.

 

601 Fremont Street  (Downtown)
POSSIBLE DEAD PROJECT

Right in the middle of the new entertainment district, 601 Fremont Street promises to be a fresh concept in condo developments.  The project will rise above a base teaming with activity. Venues like a night club, comedy club, bistros and a coffee house will transform the site into a magnet for the 'in crowd'.

The first phase of this project will be the reconfiguring and renovating of the old county fingerprint building. The renovated building will then be filled with entertainment and culinary venues. The condo tower will be the second phase.

The developers gambling on the successful metamorphosis of downtown Las Vegas say the potential exists for the area to blossom. They said that the area could catch fire with locals and tourists in the same way Miami's South Beach enamored the public.

French Quarter Lofts (Downtown)

French Quarter Lofts is a loft styled condo project planned for the 'arts district'. Units will include 8-foot French doors, twisted wrought iron balconies, hardwood flooring, and granite countertops. The building itself will feature rooftop workout facilities, a rooftop running track, and interior parking. The first floor will have commercial tenants, including possible PF Chang's Restaurant.

No news on this project as of late 2005

 

Gateway Las Vegas (Downtown)

Perlman Design Group of Henderson announced it is the architect of record for Gateway Las Vegas, a new, mixed-use tower planned for the Downtown Arts District. The project which has been approved by the City of Las Vegas Planning Commission is designed as a 39-story tower that includes 236 condominium units, 75 condominium hotel units with a ground floor of retail. It stands at a height of 460 ft.

The first eight floors of this project are an art show;  a kinetic display of reflection and light, made up of color shaded aluminum panels, neon, a metal canopy and an LED screen that will display images and information related to events that will take place in the Arts District. This display covers the otherwise boring parking garage.

World View Towers (Downtown)

Wall Street Towers will consist of eight contiguous acres south of downtown Las Vegas.  The cross streets are Western Ave. and Wall Street.  Eventually Western Ave. will be turned into an extension of Grand Central Parkway, which will connect to Charleston and create easy access to the Outlet Mall, Union Park, Government Center and World Market Center.  The area of downtown that Wall Street Towers and the other proposed projects are located, will become the “heart of the city” and the center of downtown Las Vegas.
